The problem with debris, algae and rust
Debris will hold water. Water speeds deterioration of roofing materials. Leaves, small branches, pieces of paper and fabric – including birds nests tend to collect around HVAC equipment, chimneys, dormers and vents. These are also areas prone to leaks if not in top shape. Roof maintenance clears debris.
Algae and moss grow on wood, metal, clay, asphalt and metal roofing. It holds water, too, and when it forms in cracks it can actually push aging shingles loose. We have algae and moss control techniques that rid your roof of the problem, and keep it from coming back.
Rust is not limited to metal roofs. Most roofing has “flashing”, which are metal strips to protect against leaks around fixtures on your roof, or where the roof meets a second story wall. The older your roof, the more chance the rust proofing isn’t holding up or a nail hole is primed to let in water.
- We also check flashing during roof maintenance to ensure it is watertight. Loose shingles, tiles and shakes may need some adhesive or nailing. We may replace a few. Caulking needs a look, and can be replaced. Gutters and downspouts need inspection, too. A semi-annual visit clears both fall and spring buildups.

Built-Up and Modified Bitumen Commercial Roofs
These materials are most prone to water “ponding”, which makes them prone to rapid decay. If you have gravel surface, bare spots can be recovered. These roofs get cracks, bubbles and blisters from the sun. They can be patched during roof maintenance. If you are on your roof, try not to step on the blisters. They are more likely to crack and let in water.
Single ply roof surfaces
You have only one layer of protection, so a nail that has worked loose can be stepped on and break through the thin layer. It will leak. A broken branch can do the same. It’s essential to keep these roofs clear of vegetation, dirt, loose nails and screws, The seams must be regularly checked, and fixed if they are separating.
Sprayed Polyurethane Foam (SPF)
If this roofing material blisters, it will eventually split open. Any exposed foam (usually yellow colored) from punctures or cracks will be caulked using polyurethane material.
