Here are the most common types of flat roofing we replace and install:

Built-up roofing (BUR): This roof has three or four layers of “felt” – commonly called tar paper, which is mopped with hot asphalt. Typically, a layer of gravel is added to the surface with a coating of hot tar.

Single-ply membrane: This flat roof replacement is a layer of synthetic rubber or vinyl, manufactured in wide rolls. The “rubber” is unrolled, slightly overlapping. Seams are formed on site, using adhesives, tapes, or hot-air welding.

Modified Bitumen: These membranes are still asphalt-based, but polymers have been added to improve water-resistance and strength. They can be applied as a single-ply membrane or as part of built up roofing (BUR).

Seamed metal: Modern metal flat roof replacement is generally designed with interlocking panels. The interlocking seam where two panels join together is raised above the roof's flat surface, allowing water to run off without seeping between panels. They can be nailed or screwed in place, although specially engineered attachment systems are available. This is also known as a “standing seam” metal roof.

Liquid or Spray-Applied: A wide variety of liquid systems are available that can be applied in a spray or with a roller or squeegee. Some have a fabric reinforcement layer imbedded. These systems can also be applied as roof coatings, which accomplish flat roof replacement using your existing roof as the base.

PVC, rubber, and EPDM: These are sheets or tiles of polymer plastic or rubber. They can be inexpensive options.

Green Roofs: There is a growing interest in roofs that are more environmentally friendly, such as light colored “reflective” roof materials and roof coatings. Some have been tested and shown to reduce air conditioning costs by as much as 50 percent.

How a flat roof replacement is installed

  • Hot or cold adhesives: Conventional BUR roofs were attached with hot asphalt. The same technique can be used for modified bitumen. But cold adhesives have become very common. Many single-ply systems use contact adhesives to attach the membrane.
  • Torches: The most commonly used modified bitumen is applied with a torch. When an open flame heats the membrane, the underside melts and sticks to the substrate. Because the layers overlap by a few inches, the seams are also heated to bond the layers.
  • Liquid application: A liquid or spray flat roof replacement is applied like coatings. We professionally clean and repair the surface to ensure proper adhesion.
  • Mechanical application: Some single-ply systems are secured with rows of screws washers.

As long as the substrate of your existing roof is sound, most of these replacements go on over the current framework.
