Flat roof construction is often the most affordable style of roof replacement. Your cost will vary depending upon:
- The size of your roof: Or, in the case of repair, the number and size of the areas needing attention on your commercial flat roof.

Built up roof (BUR)
A built-up roof involves laying down several layers of tar and water resistant materials, with a top coat of gravel. These roofs can be called “tar and gravel” or “ballasted”. Ballasted means the covering of rock or gravel holds the roofing material down. Owners get up 10 to 20 years of service from this type of commercial flat roof.
Membranes
Synthetic rubber (EPDM) is a reinforced covering. Hot air is used to weld the membrane in place. These materials “get better with age”; they cure to their ultimate strength. This commercial flat roof is especially beneficial on industrial buildings because it resists chemicals in the air; it will not crack or peel. An EPDM roof system has a life expectancy of up to 20 years and can be installed in one piece, eliminating joints where roof leaks sometimes occur.
Modified Bitumen is a membrane AND a built up roof.
Asphalt, and plastic or rubber, combine for built-up layers of protection coupled with the strength of a membrane. The surface layer is applied at the factory. Seams are bonded with heat or cold adhesives. A typical life span of modified bitumen is 10 to 20 years. These roofs can be made “reflective”, saving significant utility costs, with a final elastomeric roof coating. These white coatings reflect back up to 90% of the sun’s heat. Elastomeric coatings are an excellent commercial flat roof repair for leaks, which can be difficult to isolate in the layers.
PVC (Polyvinyl Chloride)
It’s a thermoplastic polymer that is also reflective. It has been engineered essentially without seams, because they are bonded with hot air. Additionally, plastic roofing is fire resistant.
TPO (Thermo Plastic Olefin)
TPO is a single ply of synthetic rubber. Hot air welding produces seams that are three times stronger than EPDM seams, so they are sometimes called “seamless”. They resist tears, punctures, ozone and algae. TPO is rolled out, with factory adhesive on the back. They can also be ballasted, or use mechanical attachments.
